By the time most homeowners notice their roof needs attention, they've already missed the optimal treatment window. Here are the early warning signs - and what to do about each one.

Roof degradation is sneaky. It happens gradually, from the top down, in ways that aren't visible from your driveway. By the time you notice a problem from the ground, the underlying deterioration is typically 2-3 years ahead of what you're seeing.

That gap matters because preservation treatment works best on shingles that still have structural integrity. Catch it early, and treatment can add a decade of life. Catch it late, and you're looking at a much more expensive conversation.

Here are the seven signs to watch for, ranked from earliest to latest in the degradation timeline.

1. Your Roof Is 7+ Years Old (and You've Never Thought About It)

This isn't a visible sign - it's a calendar sign. If your asphalt shingle roof is more than 7 years old and has never been professionally assessed, you're flying blind on your most expensive exterior asset.

In San Diego's climate, oil depletion begins around year 5 and accelerates through year 10. The roof may look perfectly fine. The chemistry tells a different story.

2. Color Fading or Chalky Appearance

Fresh shingles have a rich, deep color. As protective oils deplete and granules begin to weather, that color fades to a lighter, chalky tone. Compare your roof to a neighbor's newer roof - the difference is usually obvious.

This is especially noticeable on south and west-facing slopes, which take the brunt of San Diego's UV exposure.

What to do: This is an early-to-mid stage indicator. Treatment at this point is highly effective and can restore much of the original color depth while replenishing the protective oils underneath.

3. Granules in Your Gutters

Those tiny colored pebbles in your gutters aren't dirt - they're ceramic granules from your shingles. Some granule loss is normal in the first year after installation (manufacturing excess). After that, significant granule accumulation in gutters means your shingles are losing their protective armor.

Granules serve two critical functions: UV protection for the asphalt underneath, and fire resistance. As they shed, both protections diminish.

What to do: Check your gutters during your next cleaning. A thin layer of granules is normal. Piles of granules, or bare spots visible on the shingles above, indicate active degradation. Treatment can slow granule loss significantly by restoring the asphalt's adhesive properties.

4. Shingle Edge Curl

When the edges of your shingles start curling upward (called "cupping") or the middle starts lifting (called "clawing"), the shingle has lost flexibility from oil depletion. Curled shingles are vulnerable to wind uplift, moisture intrusion, and accelerated granule loss.

Edge curl typically appears first on the most sun-exposed slopes and works its way around the roof over 1-3 years.

What to do: Mild curl (edges lifting less than 1/4 inch) is still treatable. Treatment restores flexibility and can flatten mild curl over time as the oils re-saturate the shingle matrix. Severe curl (edges lifting more than 1/2 inch) may indicate the shingle is past the treatment window.

5. Dark Streaks or Staining

Those dark streaks running down your roof aren't dirt - they're algae (Gloeocapsa magma). While algae itself doesn't directly damage shingles, it retains moisture against the shingle surface, accelerating the degradation cycle. It also looks terrible.

In San Diego's coastal areas, algae growth is common due to marine moisture. Inland areas see it less frequently but it still occurs, especially on north-facing slopes that stay damp longer.

What to do: Algae can be addressed as part of the preservation treatment process. The treatment itself creates conditions that discourage future algae growth by restoring the shingle's ability to shed moisture effectively.

6. Inconsistent Shingle Color Across the Roof

When different sections of your roof are noticeably different colors - darker here, lighter there, faded in patches - it indicates uneven weathering. This usually means some areas are degrading faster than others due to sun exposure, ventilation differences, or moisture patterns.

What to do: This is a mid-stage indicator that suggests treatment should happen sooner rather than later. The areas that look worst are furthest along in the degradation curve, and the gap between best and worst sections will only widen without intervention.

7. Brittleness When Walked On

If a roofing professional tells you your shingles are cracking underfoot during an inspection, that's a late-stage indicator. Healthy shingles flex. Depleted shingles snap. Once a shingle has lost enough oil content to become brittle, its ability to shed water and resist wind is seriously compromised.

What to do: If brittleness is widespread, the roof may be past the preservation window. If it's limited to the most exposed areas while other sections are still flexible, targeted treatment may still be viable. A professional assessment will give you a definitive answer.

The Pattern to Watch For

Notice the progression: the signs start subtle (age, color change) and escalate to structural (curl, brittleness). The earlier you act, the more effective and less expensive the intervention.

The optimal treatment window is typically between signs 1-4. By signs 5-6, treatment is still effective but more corrective than preventive. By sign 7, the window may have closed.
